All fungi are health concern whether they are viable (able to grow) or non viable (essentially dead). The remediation should be done in a controlled environment. The preparation of the affected areas normally involves isolating the space from the remainder of the home or business to prevent the release into unaffected areas. All penetrations, doorways, and vents are sealed off prior to remove the affected materials. Engineering controls including air filtration devices, decontamination center, and HEPA equipped power tools are used to perform the actual removal. Prior to removal, the areas of visible growth should be sprayed with a biocide, hypo chlorite or phenol agent to reduce airborne release. The affected materials are removed and sealed in bags before being removed from the work area. All exposed surfaces are HEPA vacuumed, and cleaned to remove any residual mold which may be present. The affected areas are treated with a biocide solution and the area is allowed to dry thoroughly. The area should then be tested by a competent consultant to determine if there is any need for further remediation and/or cleaning. in some cases, the affected surfaces should be sealed with a pigmented material to prevent further growth on the organic materials. After the work is completed and the area deemed clear, the isolation barriers and engineering controls are removed. The area is then ready for replacement materials to be installed.
